As a landlord, it goes without saying that the primary goal is to fill those rental properties that you own with tenants. If you can find quality tenants that stay long term, that’s even better. That just minimizes the things that you have to worry about when it comes to those rental properties.

But attracting long-term tenants is a difficulty all its own. Landlords need to take steps to make sure that they are appealing to tenants looking to find a long-term residence. So, what can landlords do to attract those long-term tenants? Here are a few helpful hints.

Warm Welcome

One of the most important factors in attracting long-term tenants is to set the tone with a warm welcome. Starting on the right foot can make for a lasting relationship and a long-term tenant situation.

You don’t have to roll out the red carpet, but making a few gestures can be highly beneficial. Things such as cleaning supplies, coffee beans, baked goods, coupons, or a gift card, a map of the area, or any number of things can make tenants feel welcome.

Maintaining the Little Things

There is perhaps no quicker way to turn off a tenant than to ignore those little maintenance requests. It might not seem like a big thing to you, but to your tenant, it can be something that results in great difficulty and discomfort.

Respond to these smaller requests in a timely manner without raising a stink (unless a stink is required) can make the property feel as comfortable as possible. When tenants are comfortable, they are far more likely to stay.

Safety Is Paramount

We’ve all heard horror stories about apartment complexes that have dark corners and unseemly areas. This makes no one feel safe, and when safety is a question, it is hard to keep tenants. 

To combat this, make certain that all the locks work and that there are security cameras in common areas. This will make tenants feel comfortable, safe, and confident which they should be in any area of the property.
