Should property owners provide appliances in rental homes? Is it their responsibility?What are the costs and benefits?

The landlord’s responsibility is to provide their tenants with a habitable rental property. This includes the basic necessities like heating, electricity, plumbing, pest control, and weatherproofing.

So again, should landlords provide their renters with appliances? It may not be their responsibility, but it is rare to find rental units that don’t provide at least a stove and refrigerator. Many units come with a dishwasher, and some include a washer and dryer as well.

It is not a legal requirement for landlords to provide appliances in rental homes, but it is often a good idea for several reasons. Having these appliances up to date can do increase your rental property. They add value to the home, and can warrant rent increases. The electric bill may be lower if you supply energy-efficient machines, and there are aesthetic benefits as well.

Because there is such a high demand on rental properties, it may not be necessary to provide appliances in order to find a good tenant. However, landlords should consider a few factors.

Tenants who have to supply their own appliances will have to devote time and money to the search. Some tenants may not be able to afford a security deposit, first month’s rent, and the cost of appliances all at once. If you do not provide appliances, consider discounting the first 1-3 months’ rent to help your tenants afford the move into their new home.

It’s worth noting that property owners who supply appliances can charge a higher rent than comparable rental properties in the area that do not come with appliances. A clever property owner can find good, efficient appliances to offer tenants while still making a profit. Most tenants will be happy to live in a rental property that comes with appliances and will not think twice about renewing their leases if they are content.
