For landlords, showing a rental property to prospective tenants is an important task. There are many helpful tips to keep in mind to help make this experience an enjoyable one for everybody involved.

The first step is marketing the apartment’s availability. Use pictures and a good description to set the scene and attract an audience. Show off the exterior with photos and describe the amenities, the community benefits, the neighborhood features, and your company.

You may also want to draft descriptions of the different types of apartments available. Include photos and floorplans, and create a template for future use. Set a tone in your marketing that matches the audience you want to reach. For high-end apartments, you may want to find a professional photograper who can capture the luxurious details of a staged apartment.

2. APARTMENT PREPARATION

It is vitally important to inspect properties before move out — as the landlord, you will want to see the condition of the unit to avoid any surprises. Here is a list of important tasks during a pre-move out inspection:

  • Replace batteries in smoke alarms and CO2 detectors
  • Replace burnt out light bulbs
  • Check all electrical plugs and light switches
  • Check the refrigerator for property seal and defrost freezer if necessary
  • Oven and stove should be inspected as well as any other appliances
  • Check toilet and faucet seals and under sinks for evidence for leaking

In order to get the apartment ready for move-in, make sure everything is spotlessly clean. You’ll also want to inspect all the household items and appliances to make sure that everything works and is in good repair.

Staging the home can go a long way in attracting a good tenant. This doesn’t have to be an elaborate or expensive process — a few thoughtful touches and useful items can go a long way to help a prospective tenant imagine the comfort of their future home. Consider elements like decorative towels, flowers on the counter, open blinds and windows, candles, colorful decorations, or an inviting welcome mat.
